Protect Your Buyers’ Real Estate Investment
When your buyers find the home of their dreams, it’s important that their real estate doesn’t turn into a nightmare. A home inspection is not enough. Your buyers should also protect their investment with an inspection that identifies damage, evidence, and live wood-destroying organisms.
In some states, a Wood Destroying Organism (WDO) inspection report, or termite clearance letter as it is commonly known, is required as part of their real estate transaction. While the WDO inspection is not required by law in the State of Georgia, it is mandatory if your buyer is financing a Veterans Affairs (VA) or Federal Housing Administration (FHA) loan. In addition, it is standard practice for buyers to include a stipulation for a WDO inspection report in their contract.
It is highly recommended to have a WDO inspection report as part of a buyer’s due diligence. Some sellers may provide it as an added incentive to prospective buyers, but this is not required. However, the seller must pay for the treatment if termites or other insects are detected.

WDO Inspection Requirements
Although the WDO inspection report may not be required by law, the visual inspection and preparation of the Official Georgia WDO Inspection Report are required by a certified inspection agent. Most home inspectors are not certified to provide subterranean termite inspections. What to Expect
During the inspection, we will inspect all accessible parts of structures on the property for visual signs of active or previous infestations. We will look for evidence of subterranean termites, powder post beetles, wood-boring beetles, dry wood termites, and wood-decaying rot and fungi, excluding mold and mildew.
The report provides a written guarantee at the time of the inspection. In the report, we will describe WDO conditions, along with the location of the infestation and recommendations to eliminate infestations so that your buyers can purchase their home with confidence.
